What This Guide Helps You Do

When a Sarasota home suddenly becomes your responsibility, knowing what needs attention—and what can wait—can make the situation much easier to manage.

Protect the Property

What still needs attention when nobody is living there—and what can become expensive if overlooked.

Understand What’s Yours to Decide

Ownership, documents, responsibilities and the questions that need answers before major decisions are made.

Navigate the Belongings

How to approach keepsakes, donations, estate sales and clean-out decisions without making everything feel urgent.

Make Informed Decisions About the House

Repairs, marketability, pricing and when it makes sense to sell—or when it doesn’t.

The goal isn’t to give you 35 pages of things to do. It’s to help you figure out what matters now—and what doesn’t.

Is This Guide for Your Situation?

Families arrive at this responsibility in different ways. You may be planning ahead, dealing with a sudden change, or trying to manage a Sarasota home from hundreds of miles away.

Parent Is Moving to Assisted Living or Memory Care

The house may soon be empty, but decisions about belongings, maintenance, expenses and the home’s future are only beginning.

You've Inherited a Sarasota Home

You’re now responsible for a property—possibly from another state—while also dealing with belongings, documents, family decisions and questions about what to do with the house.

You're Trying to Plan Before It's Urgent

Nothing may need to happen today. You simply want to understand the responsibilities, choices and potential problems before circumstances make the decisions for you.

I’ve Seen How Different These Situations Can Be

In more than 20 years of Sarasota real estate, I’ve helped families through very different versions of the same basic problem: a parent’s home suddenly becomes someone else’s responsibility.

The Out-of-State Trustee

An adult son living out of state became trustee for his mother’s Sarasota home. The roof couldn’t realistically support a typical financed sale, the pool needed work, the house had deferred maintenance, and he could not manage the property from hundreds of miles away.

We focused on the lowest-cost improvements that would protect the house and improve marketability—not on trying to make it perfect.

The Two Brothers and the Beach Condo

Two brothers inherited their parents’ waterfront condo. One viewed value through square footage and data. The other approached the sale emotionally and practically.

Same property. Same family. Different decision styles.

My job was to give both brothers the same facts in the way each could use them.

The Couple Moving to Assisted Living

An older couple was transitioning from a two-story Sarasota home with deferred maintenance and an asking-price expectation the market did not support.

That experience reinforced something I’ve carried with me ever since:

I’d rather lose a listing by being clear about the data than spend six months trying to justify a price the market never supported.

Why I Created This Guide

mike payne

Helping Sarasota families make informed decisions about a parent’s home.

Over the years, I’ve seen how quickly responsibility for a parent’s home can fall on an adult child—sometimes gradually, sometimes almost overnight.

The questions usually begin long before anyone is ready to call a real estate agent. Who should be checking on the house? What do we do with everything inside? Which repairs actually matter? What documents do we need? And how do we know when—or whether—it makes sense to sell?

I created this guide because families deserve useful answers to those questions before they’re asked to make major decisions about the house.

My role isn’t to convince you to sell. It’s to help you understand the property, the Sarasota market, and the choices in front of you so you can decide what makes the most sense for your family.
